The Sugar Land Reality

Your home was built
for this climate.
So was the mold.

Sugar Land's older neighborhoods — First Colony, Greatwood, New Territory — were built in the 80s and 90s. The HVAC systems have cycled through decades of humidity. The attic ventilation was designed for a different era. And the slab sits on expansive clay that holds moisture year-round.

Most homeowners here have never tested. They've painted over discoloration, run the exhaust fan a little longer, blamed allergies on the season. That's not a failure — mold doesn't announce itself. It just grows.

Lab-certified air sampling is the only way to know what's actually in your air. Not what a contractor says. Not what you can see. What's measurably, certifiably there.

The homes with the most mold aren't neglected. They're just older, wetter, and untested.

When to Call

Six reasons homeowners
in Sugar Land call us.

You don't need visible mold to need a test. Most people who call us can't see anything at all.

👃

There's a smell you can't find

Musty, earthy, or damp — especially in rooms with limited airflow, after rain, or when the AC kicks on. You've cleaned. It comes back. That smell is biological. It has a source.

💧

You've had a water event

A pipe burst. Roof leak. AC pan overflow. Flooding — even minor. It was "fixed." But mold doesn't need ongoing water. It needs 48 hours of moisture and a surface. That was enough.

🤧

Someone in the house is always sick

Allergies that never fully clear. Sinus issues. Fatigue. Symptoms that are worse at home and better on vacation. Mold exposure doesn't always look dramatic — it often just looks like feeling off.

👶

You have young children or grandchildren

Children's immune systems are still developing. They spend more time indoors, closer to the floor, breathing more air per pound than adults. If mold is in the air, they're getting more of it.

Remediation was done — but you want proof

A contractor told you the mold was gone. But without post-remediation clearance testing, that's an opinion, not a fact. Lab-certified clearance testing is the only confirmation that holds up.

🏚

The house is getting older

Sugar Land's established neighborhoods have homes pushing 30–40 years old. HVAC systems, attic insulation, and building materials from that era are past their prime for moisture control. Age is a risk factor.

Schedule My Test
No — and most people who call us can't see anything at all. Mold grows behind walls, inside HVAC systems, above ceiling tiles, and in attic insulation. By the time it's visible, it's been there a while. Air sampling tests what's in the air you're breathing, not just what's visible on surfaces.
It's never too late to test — and a past water event is one of the strongest reasons to do it. Mold that established after a leak two years ago has had two years to grow. If it's there, air sampling will find elevated spore counts. If it's not, you'll have certified documentation that your home's air is clean.
Both include the same lab-certified air sampling. The difference is what comes with it. The $375 standalone IAQ test collects air samples and delivers lab results with professional interpretation. The $475 full assessment adds the licensed visual investigation — moisture mapping, thermal imaging, HVAC and attic evaluation — to identify where the mold is coming from. If you already know where the problem is, $375 may be enough. If you need to find the source, you need the full assessment.
No — and that's intentional. Texas law requires mold assessors and mold remediators to be completely separate entities. We are assessment only, with no financial relationship to any remediation company. Our report and our recommendations are yours alone. You decide who you hire to address it.
A standalone IAQ test typically takes 45–60 minutes depending on property size. A full mold assessment with IAQ typically runs 90 minutes to 2 hours. Air samples then go to the lab, and results come back within 24–48 hours. Your complete report is delivered alongside the lab results.
Yes. Our TDLR-licensed mold assessment reports and lab-certified air sampling results are professional documents appropriate for insurance claims, legal proceedings, and property dispute documentation. The laboratory results are objective third-party data — not an inspector's opinion.
